Being a contractor doesn't mean getting a mortgage has to be difficult, but it does mean preparation matters.

Research consistently shows that around 15% of the UK workforce now works in self-employment or freelance roles, meaning lenders are becoming more familiar with non-traditional income but not all assess it the same way.

Before you apply, think about these three things:

1. Keep your paperwork organised.
Have your contracts, payslips (if applicable), bank statements and accounts ready before you apply.

2. Avoid changing the way you're paid.
Switching between PAYE, umbrella and limited company arrangements just before applying can make your income harder for some lenders to assess.

3. Speak to a broker before making financial decisions.
Taking on new debt, changing jobs or paying yourself differently could affect your mortgage options. A conversation before you act can save time and money.

Not every lender treats contractors the same. The right lender and the right advice can make a significant difference to the outcome.
